We note that you have a post code search directory listing law firms on the RBS conveyancing panel. Do firms pay you a referral fee if I appoint them for our own conveyancing in Bexhill On Sea?
We are a listing service only for law firms wishing to communicate if they are on the RBS conveyancing panel or other lender panels. We do not charge referral fees to any conveyancer that you subsequently appoint for your conveyancing in Bexhill On Sea.
My husband and I are buying a newly converted apartment in Bexhill On Sea with a mortgage from Skipton Building Society. We use our Bexhill On Sea conveyancing solicitor but Skipton Building Society advised that she’s not listed on their approved list of member firms. We have to appoint a Skipton Building Society panel solicitor or retain our high street solicitor and pay for a Skipton Building Society panel lawyer to represent them. This seems very unfair; is there anything we can do?
Unfortunately,no. The loan issued to you is subject to its terms and conditions, a common one being that lawyers will be on the Skipton Building Society approved list. in the past, most banks had large numbers of solicitors on their panels: a borrower could choose one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. A further alternative is for your lawyer to apply to be on the conveyancing panel for Skipton Building Society
I own a semi-detached Victorian property in Bexhill On Sea. Conveyancing lawyer represented me and Accord Mortgages Ltd. I happened to do a free search for it on the Land Registry database and I saw two entries: one for freehold, the second leasehold under the matching property. If a house is not a freehold shouldn't I have been informed?
You should read the Freehold register you have again and check the Charges Register as there may be mention of a lease. The best way to be sure that you are also the registered owner of the leasehold and freehold title as well is to check (£3). It is not completely unheard of in Bexhill On Sea and other areas of the country and poses no real issues for owners other than when they buy they have to account for both freehold and leasehold interests when dealing with purchasers. You can also check the situation with your conveyancing lawyer who conducted the purchase.
I am purchasing my first flat in Bexhill On Sea with a loan from HSBC Bank. The builders refused to budge the amount so I negotiated 6k of fixtures and fittings instead. The sale representative suggested that I not disclose to my conveyancer about this extras as it would affect my mortgage with the lender. Do I keep my lawyer in the dark?.
All lenders require a Disclosure of Incentives Form from the builder of any new build, converted or renovated property, It is available online from the Lenders’ Handbook page on the CML website. CML form is completed and handed to the lender's surveyor when the inspection is done.
Lenders have different policies on incentives. Some accept none at all, cash or physical, while others will accept cash incentives up to 5%.
Hard to understand why the representative of a builder would be suggesting you withold information from a solicitor when all this will be clearly visible on forms the builder has to supply to its solicitor, the buyer's solicitor and the surveyor.
My fiance and I recently discovered that one of the partners of the firm undertaking the purchase conveyancing in Bexhill On Sea is is the father of the owners that we are purchasing from. Is this acceptable?
As long as there is no conflict of interest this is permitted. If you are requiring a home loan then the mortgage company may have a say as many lenders have specific requirements on this. For example for RBS - Direct Line One as of 2/12/2025, the requirements read as follows :
