My financial adviser has requested my Marlow solicitor’s panel reference for the Nationwide conveyancing panel. How do I discover this. I have e-mailed my local Marlow branch but they don't know it.

The sensible thing to do is ask for this information from your Marlow property lawyer . They maintain a central record lender panel numbers.

At what point will exchange of contracts take place for purchase conveyancing in Marlow and do I need to be at the conveyancers branch?

If you are in close proximity to one of the conveyancing solicitors in Marlow you are welcome to attend to sign contracts. That being said, the law practices we recommend supply countrywide coverage for conveyancing and give just as diligent and professional a job for you when dealing with you by post or email. The executing of the contract is not the point of no return. Signing on the dotted line is necessary for the firm to officially exchange at the appropriate time, which will usually be very shortly after signing. The exchange process is nowadays normally dealt with by telephone and can be very rapid, although where an extended "chain" is involved, since the process requires the relevant party's solicitor (not necessarily a conveyancing solicitor in Marlow)to be in the office available at the end of the phone to exchange contracts.

I happen to be the sole recipient of my late grandmother’s will and I have everything in my name alone, including the house in Marlow. Conveyancing formalities meant that the Land Registry date was in October. I plan to dispose of the property. I do know about the CML six month 'rule', which means that my proprietorship could be treated the same way as though I had purchased the property in October. Do I have to wait 6 months to sell?

The Council of Mortgage Lenders’ handbook obliges conveyancers to: "report to us immediately if the owner or registered proprietor has been registered for less than six months." By the strict wording you might be caught by that. How sensible a view banks take of it, depend on the lender as this obligation primarily exists to identify subsales or the flipping of property.

Is it correct that all Marlow CQS (Conveyancing Quality Scheme) solicitors are on the Leeds Building Society conveyancing panel?

A selection of lenders now use the accreditation scheme as the kick off point for Panel approval such as HSBC and Santander. CQS membership however is no guarantee to lender panel acceptance. Nevertheless, the CML have indicated that it is likely to become a pre-requisite for firms wishing to remain on their panels.

I am due to exchange contracts on my house. I had a double glazing fitted in March 2006, but did not receive a FENSA certificate or Building Regulation Certificate. My buyer's mortgage company, Coventry BS are being pedantic. The Marlow solicitor who is on the Coventry BS conveyancing panel is recommending indemnity insurance as a solution but Coventry BS are insisting on a building regulation certificate. Why do Coventry BS have a conveyancing panel if they don't accept advice from them?

It is probably the case that Coventry BS have referred the matter to their valuer. The reason why Coventry BS may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.

It has been four months following my purchase conveyancing in Marlow concluded. I have checked the Land Registry site which shows that I paid £200,000 when infact I paid £215,000. Why the discrepancy?

The price paid figure is taken from the application to register the purchase. It is the figure included in the Transfer (the legal deed which transfers the property from one person to the other) and referred to as the 'consideration' or purchase price. You can report an error in the price paid figure using the LR online form. In most cases errors result from typos so at first glance the figure. Do report it so they can double check and advise.
