I am obtaining a mortgage offer from Halifax. I hope to instruct a Licensed Conveyancer in Queen's Park. Does the Halifax Conveyancing panel exclude conveyancers regulated by the CLC?
The Halifax approved solicitor list is, like many other lenders, associated to the Council or Mortgage Lenders or Building Society Association, open to Licensed Conveyancers regulated by the CLC.
I am hoping to move into my new home in Queen's Park next Monday. I have now been asked to send a copy of my building insurance schedule by my solicitor as as she informs me that she is duty bound to validate that it is in order for the mortgage company. What does the insurance need to cover?
Any lawyer on acting for mortgage companies would need to check that the following risks are covered fire; lightning; aircraft; explosion; earthquake; storm; flood; escape of water or oil; riot; malicious damage; theft or attempted theft; falling trees and branches and aerials; subsidence; heave;landslip;collision;accidental damage to underground services;professional fees, demolition and site clearance costs; and public liability to anyone else. There are some other issues such as the level of excess that are set out in a lender’s Part 2 requirements. These requirements are not specific to conveyancing in Queen's Park.
Completed the sale of my flat in Queen's Park last August but our buyer keeps texting me to moan that their solicitor needs to hear from mine. What are the post completion sale formalities now that I have sold?
Following your house sale your conveyancer is duty bound to forward the transfer documentation and all supplemental paperwork to the buyer’s lawyers. Where appropriate, your solicitor should also confirm that the legal charge in favour of the lender has been repaid to the buyers lawyers. There is unlikely to be post completion requirements specific conveyancing in Queen's Park.

You should contact the Solicitors Regulatory Authority (SRA) to help locate your conveyancing files. They can be contacted on please contact on 0870 606 2555. Alternatively, you should use their online form to make an enquiry. You will need to provide the SRA with as much information as possible to assist their search, including the name and address in Queen's Park of the conveyancing firm of solicitors you previously instructed, the name of conveyancing solicitor with whom you had dealings, and the date on which you last had dealings with the firm.
Over the last few months I have been searching for a leasehold apartment up to £195,000 and identified one close by in Queen's Park I like with amenity areas and transport links nearby, the downside is that it only has 52 years on the lease. I can't really find anything else in Queen's Park in this price bracket, so just wondered if I would be making a mistake purchasing a lease with such few years left?
If you require a home loan the remaining unexpired lease term will be problematic. Discount the price by the amount the lease extension will cost if it has not already been discounted. If the current owner has owned the property for a minimum of 2 years you can request that they start the process of the extension and then assign it to you. An additional ninety years can be extended on to the existing lease with a zero ground rent applied. You should speak to your conveyancing lawyer regarding this.
