We are a couple about to exchange contracts for a leasehold flat in Tonypandy. We have hit a problem. The loan offer with Clydesdale runs out on 17/3/2026 but the owners are putting forward a completion date of 19/3/2026. Is it possible to prolong the loan expiry date?
The best person to deal with your question is your solicitors who will hopefully calculate if they corresponding with the bank, vendor’s representatives, selling agents or conceivably all parties taking into account the circumstances your conveyancing as of today.
Why do I have to pay up front when it comes to conveyancing in Tonypandy?
If you are buying a property in Tonypandy your lawyer will request that you put them with monies to cover the search fees. Normally this is asked for to cover the fees of the Local Authority Search. When the deposit is payable against the purchase price then this should be required immediately ahead of exchange of contracts. The closing balance that is due should be sent to your lawyer shortly before completion.
My relative advised me that where I am purchasing in Tonypandy I should carry out a Neighbourhood, Planning and Local Amenity Search. Can you explain what the purpose of this search is?
This is a search is sometimes quoted for as part of the standard Tonypandy conveyancing searches. It includes an Aerial Photograph, Planning Applications, Land Use, Mobile Phone Masts, Rights of Way, the local Housing Market, Council Tax Banding, the demographics of People living in the area, the dominant type of Housing, the Average Property Price, Crime statistics, Local Education with maps and statistics, Local Amenities and other useful data concerning Tonypandy.
My husband and I are first time buyers - had an offer accepted, yet the estate agent advised that the vendor will only issue a contract if we instruct the agent's recommended solicitors as they are insisting on a ‘quick sale’. Our preferred option is to instruct a family conveyancer used to conveyancing in Tonypandy
We suspect that the seller is unaware of this request. If they desire ‘a quick sale', taking such a hostile approach to a genuine buyer is not the way to achieve this. Speak to the vendors direct and explain that (a)you are serious buyers (b)you are ready to go, with mortgage lined up © you have nothing to sell (d) you wish to move quickly (e)but you will continue to use your preferred Tonypandy conveyancing firm - not the ones that will give the estate agent a introducer fee or hit his conveyancing figures pre-set by corporate headquarters.
Having used your search tool I can't find the lawyer I was hoping to instruct as being on the mortgage company conveyancing panel. My lawyer has said that they are on the lender approved panel. How can I be sure given that they are not listed on your directory?
Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the mortgage company conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the mortgage company solicitor panel.
