can you help? My conveyancer is advising me that she is duty-bound to order a Local Authority search because the firm are on the Skipton Building Society approved lawyer panel. Do I not have a choice here?
Unfortunately both you and your lawyer have little choice here. We're in Liverpool, FTBs buying with a mortgage (lender is Skipton Building Society , but our solicitor is on the Skipton Building Society conveyancing panel). How long should the conveyancing process take?
The fact that your lawyer is on the Skipton Building Society conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders, conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain
Can you point me to a directory of Skipton Building Society panel conveyancers on the CML Handbook Website?
No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I am currently in the process of buying my council flat. I have a mortgage agreed with Skipton Building Society. Conveyancing is new to me. Can I proceed without a solicitor easily? I think we can but we keep being told I should have one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with Skipton Building Society you will need to appoint a solicitor on the Skipton Building Society conveyancing panel.
I am selling my apartment. I had a double glazing fitted in month 2010 but did not receive a FENSA certificate or Building Regulation Certificate. My buyer's lender, Skipton Building Society are being problematic. The solicitor who is on the Skipton Building Society conveyancing panel is saying indemnity insurance will be fine but Skipton Building Society are insisting on a building regulation certificate. Why do Skipton Building Society have a conveyancing panel of they don’t accept advice from them?
It is probably the case that Skipton Building Society have referred the matter to their valuer. The reason why Skipton Building Society may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
