Find an Approved Solicitor on the Together Personal Finance Limited Conveyancing Panel

Q and A’s regarding the Together Personal Finance Solicitor Panel

I am hoping to receive a offer of a mortgage from Together Personal Finance. I intend to enlist the help of a Licensed Conveyancer. Does the Together Personal Finance Solicitor panel exclude Licensed Conveyancers
Together Personal Finance’s conveyancing panel is, like many other lenders associated to the CML or Building Society Association, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
I am purchasing a brand new flat and my lawyer is advising me that she is duty bound to reveal incentives from the developer as her firm is on the Together Personal Finance conveyancing panel. I am nearing the developer’s deadline to sign contracts and I would rather not prolong deal. is my lawyer taking the correct approach?
You should not exchange unless you have advised to do so by your lawyer. A precondition to being on the Together Personal Finance approved panel is to comply with the CML Handbook requirements (last updated for this lender on Together Personal Finance). The CML Conveyancing Handbook requires that your lawyer have the appropriate Disclosure of Incentive form completed by the developer and accepted by your lender.
I note that you have a post code search directory identifying law firms on the Together Personal Finance conveyancing panel. Do firms pay you a referral fee if I retain them for my own conveyancing?
We are a listing service only for law firms wishing to communicate if they are on the Together Personal Finance conveyancing panel or other lender panels. We do not charge referral fees to the any conveyancer that you subsequently appoint.
The firm that just started acting on my house acquisition in Manchester has without warning closed. I only went with them because I needed a lawyer on the Together Personal Finance conveyancing panel and my family lawyer was not. I paid them £200 on account. What are my options?
If you have an estate agent involved then inform them straight away so that they can let the sellers know that there may be a slight delay due to reasons beyond your control. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You should appoint new lawyers that are on the Together Personal Finance conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. Your new lawyers should be in a position to help
I recently had an offer accepted on a house. My mortgage broker suggested a solicitor I paid an upfront payment of 175. Soon after the conveyancers contacted me sheepishly admitting that they were not on the Together Personal Finance conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the Together Personal Finance panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
After shopping around on the internet I have found a solicitor having checked that they are on the Together Personal Finance conveyancing panel. Does my lawyer arrange the survey of the property? Or I've read lots of mortgage guides,I note that it is considered advisable to get your house surveyed prior to buying it. When I asked my solicitor - who is on the Together Personal Finance conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. is that correct?
Together Personal Finance will need an independent valuation of the property. Your lawyer will not arrange this. Usually Together Personal Finance will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller. or Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Together Personal Finance you could contact your them to see if they have a list of approved surveyors.
My ex -wife’s name is on the Together Personal Finance mortgage of my property but not on the land registry. The apartment was transferred to me on our divorce many years ago by way of a sealed court order. Does my ex still have a say on the sale even though the land registry showing the property in my name alone? Will I be required to take her name of the Together Personal Finance mortgage in order to sell?
In terms of the Together Personal Finance mortgage, it is unusual that your ex-wife’s name remains on the mortgage but not on the title. It is conceivable that this is an oversight on the part of your conveyancers to ensure that her name was removed or even an administrative error on the part of Together Personal Finance in failing to update their data. In any event, it should cause difficulty providing her name no longer appears on the Land Registry title and you have a court order ordering that the property is transferred to you.
