I am acquiring a property without a mortgage in Lixwm. I have lived for the last Seventeen years in Lixwm. Conveyancing searches are exorbitant. As I know the road and vicinity intimately must I have all the conveyancing searches?
In the absence of a home loan, then almost all of the Lixwm conveyancing searches are non-obligatory. Your lawyer will try and sway you, no-doubt strongly, that you should have searches carried out, but he is duty bound to take that path of encouragement . One thing to bear in mind; if you are going to sell the house one day, it could be of importance to your future purchaser what the searches determine. There are plenty of instances where premises with day to day issues can still reveal adverse search results. A competent conveyancing solicitor in Lixwm will be able to give you some practical guidance concerning this.

I have a mortgage with Nationwide for my property in Lixwm. Conveyancing was finalised a year ago. Should I wish to rent out the flat and do not currently have a buy-to-let mortgage do I need to remortgage to a buy-to-let mortgage or inform Nationwide?
You must advise Nationwide prior to letting out your property as this is likely to be a breach of Nationwide’s mortgage conditions. It may be that Nationwide will allow you to rent out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk. You should contact Nationwide directly. You need not do this via a Nationwide conveyancing panel solicitor.
After shopping around on the internet I have found a Lixwm conveyancer having made sure that they are on the Virgin Money conveyancing panel. Does my lawyer arrange the survey of the property?
Virgin Money will need an independent valuation of the property. Your lawyer will not arrange this. Usually Virgin Money will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. You may wish to consider appointing your own Lixwm surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.
Should our conveyancer be asking questions concerning flooding as part of the conveyancing in Lixwm.
Flooding is a growing risk for lawyers conducting conveyancing in Lixwm. Some people will purchase a house in Lixwm, completely aware that at some time, it may suffer from flooding. However, aside from the physical damage, if a property is at risk of flooding, it may be difficult to obtain a mortgage, satisfactory insurance cover, or sell the premises. There are steps that can be taken during the course of a property purchase to forewarn the buyer.
Solicitors are not qualified to give advice on flood risk, however there are a various checks that may be undertaken by the buyer or on a buyer’s behalf which should give them a better appreciation of the risks in Lixwm. The standard information sent to a purchaser’s lawyer (where the Conveyancing Protocol is adopted) contains a usual question of the owner to find out whether the premises has suffered from flooding. If flooding has previously occurred and is not notified by the vendor, then a buyer could issue a claim for damages resulting from an misleading reply. The buyer’s conveyancers may also conduct an enviro report. This should disclose if there is a recorded flood risk. If so, more detailed investigations will need to be carried out.
