Some lenders take longer than others. Have UBS conducted the valuation? Have you advised UBS as to your lawyers' details and checked that your lawyers are on the UBS conveyancing panel? It is not unusual for a mortgage offer to take a month to come through.
After weeks of negotiation I have agreed a price on a house in New Forest. My financial adviser pressured me to appoint their conveyancing practitioner. I paid an on account payment of £225. A couple of days later, the property lawyer called me to say that they were not on the RBS conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the RBS panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
Have completed on a a detached house in New Forest , What is the estimated time for the Land Registry to deal with the formalities evidencing my proprietorship? My New Forest conveyancing solicitor works at snail pace, so I want to check that my name is recorded.
As far as conveyancing in New Forest registration is no quicker or slower than the rest of England and Wales. As opposed to being determined by geographic area, timeframes can differ subject to who lodges the application, whether there are errors and if the Land registry must send notices to any interested persons or bodies. At present approximately three quarters of submission are completed within two weeks but occasionally there can be protracted delays. Historically registration is effected once the new owner has moved in to the property thus 'speed' is not always primary concern but where it is urgent that the the registration takes place urgently then you or your solicitor must contact the land registry and explain the circumstances.
Due to the guidance of my in-laws I had a survey completed on a house in New Forest before appointing solicitors. I have been informed that there is a flying freehold overhang to the property. My surveyor has said that some mortgage companies tend not grant a loan on such a home.
