Last November we completed a house move in Ringwood. We have noticed several issues with the property which we believe were omitted in the conveyancing searches. Is there anything we can do? What searches should? have been conducted for conveyancing in Ringwood?

It is not clear from the question as what problems have arisen and if they are unique to conveyancing in Ringwood. Conveyancing searches and due diligence initiated as part of the legal transfer of property are designed to help avoid problems. As part of the process, the vendor completes a form referred to as a SPIF. answers proves to be incorrect, you may have a misrepresentation claim against the owner for any losses that you have suffered. The survey should have identified any problems with the structure of the property. Assuming a detailed survey was carried out and the issues were not identified, you may have a claim against the surveyor. However, if you did not have a full survey, you may be responsible for fixing any defects that have now been noted. We would always encourage buyers to take every possible step to ensure they are completely aware of the condition of a property before purchase regardless of whether they are buying in Ringwood.

We're in Ringwood, First time buyers purchasing with a mortgage (lender is Kent Reliance , and our lawyer is on the Kent Reliance conveyancing panel). How long should the conveyancing process take?

The fact that your lawyer is on the Kent Reliance conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no solicitor should guarantee a timeframe for your conveyancing, due to third parties outside of your control such as delays caused by lenders, conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain.

My wife and I are buying a apartment in Ringwood. I might seem paranoid but how we can trust a conveyancer? On completion day we will need to send our life savings into their account. What is the protection we have from them run away with our monies?

Be assured that all money in a Solicitors client account is 100% safe, and even if your Solicitor ran off with it, the Law Society would reimburse you fully.

Have just purchased a probate house at auction in Ringwood. Conveyancing is needed. What are my next steps?

Given that you have now exchanged you will need to retain a conveyancing lawyer as a matter of urgency as you now have a tight a fixed date to complete the transaction. An auction property will have a bespoke legal set of papers. This will include evidence of title and search results. Where you are dealing with leasehold premises the conveyancing pack should contain a copy of the lease, management information and a sellers leasehold information form and associated conveyancing paperwork relating to leasehold premises. You must pass this on to the conveyancer instructed by you ASAP. You also need to ensure that your finances are in order to complete the transaction on the set completion date.

I am due to exchange contracts on my house. I had a double glazing fitted in October 2006, but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Aldermore are being problematic. The Ringwood solicitor who is on the Aldermore conveyancing panel is saying indemnity insurance will be fine but Aldermore are insisting on a building regulation certificate. Why do Aldermore have a conveyancing panel if they don't accept advice from them?

It is probably the case that Aldermore have referred the matter to their valuer. The reason why Aldermore may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.

I got the keys to my home on 10 February and my personal details is not yet registered. Any reason for this? My conveyancing solicitor in Ringwood expressed confidence that it will be registered in less than a month. Are titles in Ringwood uniquely lengthy to register?

As far as conveyancing in Ringwood registration is no faster or slower than the rest of England and Wales. As opposed to being determined by geographic area, timeframes can vary subject to who lodges the application, whether it is in order and whether the Land registry must send notices to any interested parties. As of today roughly 80% of such applications are fully dealt with within two weeks but occasionally there can be extensive delays. Historically registration takes place after the buyer has moved in to the premises thus an expedited registration is not typically primary concern but if there is a degree of urgency associated with the registration then you or your lawyers could contact the land registry and explain the circumstances.
