Why would one appoint a Swansea conveyancing firm given that internet based alternatives are easier on the wallet?

By all means make sure that you contrast conveyancing costs in Swansea and you should seek an affordable quote but don’t be focused with hunting for the lowest priced Swansea conveyancer. Locating the right conveyancer can mark the distinction between a smooth and a frustrating move. It is important that you ensure that you have expert guidance from a specialist solicitor. An e-mail can never replace a phone call and can never replicate a face to face appointment. The firms that we work with will appoint you a qualified and experienced conveyancing solicitor that will deal with your conveyancing from from the outset to completion, giving the sort of hand holding that you are unlikely to received from an internet conveyancer. Our lawyers will contact you regularly to update you as to progress and keep you informed. If you ever need to phone the office you will be sure who you need to speak to and they will be sure you are in the know.

We are selling our house in Swansea. Will my lawyer need to be on the UBS conveyancing panel in order to deal with repayment of my mortgage?

Ordinarily, even if your lawyer is not on the UBS conveyancing panel they can still act for you on your sale. It might be that the lender will not release the original deeds (if applicable and increasingly irrelevant) until after the mortgage is paid off. You should speak to your lawyer directly before you start the process though to ensure that there is no problem as lenders are changing their requirements fairly frequently at the moment.

Can you point me to a directory of Coventry BS panel conveyancers in Swansea on the Building Society Association’s Website?

Unfortunately not yet. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few mortgage companies make their panel listings visible over the internet. Where you are looking for a Swansea conveyancer on the Coventry BS please use our tool.

I am selling my flat. I had a double glazing fitted in November 2010, but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Coventry BS are being difficult. The Swansea solicitor who is on the Coventry BS conveyancing panel is recommending indemnity insurance as a solution but Coventry BS are requiring a building regulation certificate. Why do Coventry BS have a conveyancing panel if they don't accept advice from them?

It is probably the case that Coventry BS have referred the matter to their valuer. The reason why Coventry BS may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.

Our sealed bid on a house in Swansea has been agreed to, the sellers do nevertheless have a dependent purchase. The vendors have placed an offer on on an apartment, but it’s not yet tied up, and are looking at other flats in the pipeline. I have instructed a high street conveyancing solicitor in Swansea. What should be my next step? At what stage should I apply for the mortgage with Aldermore?

It is usual to have concerns where there is a chain as you are unlikely to want to incur costs too early (mortgage application is approx one thousand pounds, then survey, Swansea conveyancing search fees, etc). The first course of action is to check that your conveyancer is on the Aldermore conveyancing panel. Regarding the subsequent steps this very much depends on the uniqueness of your case, attraction to the property and on the state of the market. In a buoyant market many buyers would apply for a home loan with Aldermore and pay for the valuation and only if it comes back ok would they request their lawyer to move forward with the conveyancing in Swansea.

Due to the input of my in-laws I had a survey completed on a property in Swansea ahead of appointing conveyancers. I have been told that there is a flying freehold element to the house. My surveyor has said that some mortgage companies will not grant a loan on a flying freehold house.

It varies from the lender to lender. Santander has different instructions for example to Birmingham Midshires. If you e-mail us we can check with the relevant lender. If you lender is happy to lend one our lawyers can help as they are accustomed to dealing with flying freeholds in Swansea. Conveyancing may be slightly more expensive based on your lender's requirements.

How do I use your search facility to select a conveyancing practitioner in Swansea on the approved list for my lender?

First choose a bank such as Halifax, The Royal Bank of Scotland or Platform Home Loans Ltd then type in your location a common one being Swansea. Conveyancing practices in Swansea and further afield should be listed.
