I am considering applying for a RBS mortgage for purchase of a newly converted (under development) in Wynyard with 60% LTV. Is it compulsory to choose a solicitor on the conveyancing panel for RBS ?
In theory, you could use a solicitor that is not on the RBS conveyancing panel, but RBS would require one of their panel solicitors to be instructed to act in their interests, and you'd have to pay for this - so most people instruct a panel solicitor. It's also easier, as otherwise you'd have to deal with two solicitors for the same transaction.
Can you help - my lawyer says that breach of easement insurance is required on my purchase. What is the typical level of cover needed for conveyancing in Wynyard?
The right level of breach of easement indemnity insurance should be dictated by who who your lender is. It would differ for example between Nationwide Building Society and Leeds Building Society. Conveyancing solicitors as opposed to borrowers take out such policies.

Unfortunately not yet. There is no such tool on the Council of Mortgage Lenders or Building Society Association sites. Very few lenders make their panel listings open the public over the internet. If you are in need of a Wynyard conveyancing practitioner on the HSBC please use our tool.
The formalities of my remortgage has taken place for my property in Wynyard. Conveyancing was of an acceptable standard but I would like to complain about the lender. How do I make a complaint?
All banks and building societies have complaints procedures. Your first port of call should be one of the lender’s branches or the Customer Services Department at head office. Ordinarily complaints to a lender are resolved very quickly. However if you are not satisfied that the matter is not resolved you can write to Financial Ombudsman Service, South Quay Plaza, 183 Marsh Wall, London E14 9SR who will take matters further.
Due to the input of my in-laws I had a survey completed on a house in Wynyard before retaining lawyers. I have been informed that there is a flying freehold aspect to the property. Our surveyor advised that some lenders tend refuse to issue a mortgage on this type of house.

I am soon to exchange on the purchase a house in Wynyard but as a result of wreckage from the recent storms I have agreed recompense from the owner of four thousand pounds by way of a reduction in the price. I had intended this to be addressed as part of the conveyancing process however my mortgage company will not agree to this. Why were they notified?
Any lawyer that is on a mortgage company approved list is duty bound to disclose to the lender of any variations to the purchase figure. If you prohibit your property lawyer to notify the reduction to your mortgage company then they would need to discontinue representing you and the bank.
