I am hoping to receive a mortgage with Nat West. My intention is to enlist the help of a Licensed Conveyancer in Milford Haven. Does the Nat West Conveyancing panel include Licensed Conveyancers?
The Nat West conveyancing panel is, like many other lenders, associated to the Council or Mortgage Lenders or Building Society Association, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
Can you point me to a directory of Virgin Money panel solicitors in Milford Haven on the Building Society Association’s Website?
Unfortunately not yet. There is no such tool on the CML or Building Society Association sites. Very few banks make their panel listings open the public online. If you are seeking to appoint a Milford Haven conveyancer on the Virgin Money please use our facility.
I am selling my house. I had a double glazing fitted in December 2008, but did not receive a FENSA certificate or Building Regulation Certificate. My buyer's lender, Co-operative are being a right pain. The Milford Haven solicitor who is on the Co-operative conveyancing panel is happy to accept ‘lack of building regulation’ insurance but Co-operative are requiring a building regulation certificate. Why do Co-operative have a conveyancing panel if they don't accept advice from them?
It is probably the case that Co-operative have referred the matter to their valuer. The reason why Co-operative may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.
I have instructed a Milford Haven conveyancing practitioner having checked that they are on the TSB conveyancing panel. Does my lawyer arrange the survey of the property?
TSB will need an independent valuation of the property. Your lawyer will not arrange this. Usually TSB will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. Your conveyancing practitioner will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by your Milford Haven postcode. As you are getting a mortgage with TSB, you could contact them to see if they have a list of approved surveyors in Milford Haven.
I am looking into buying my first house which is in Milford Haven and I am already nervous. I couldn't find anything specific about Milford Haven. Conveyancing will be needed in due course but do you know about the Milford Haven area? or perhaps some other tips you can share?
Rather than looking online forget looking online you should go and have a look at Milford Haven. In the meantime here are some basic statistics that we found
My partner and I may need to rent out our Milford Haven 1st floor flat temporarily due to a new job. We used a Milford Haven conveyancing practice in 2002 but they have closed and we did not think at the time get any advice as to whether the lease prohibits the subletting of the flat. How do we find out?
Some leases for properties in Milford Haven do contain a provision to say that subletting is only permitted with prior consent from the landlord. The landlord is not entitled to unreasonably withhold but, in such cases, they would need to see references. Experience dictates that problems are usually caused by unsatisfactory tenants rather than owner-occupiers and for that reason you can expect the freeholder to take up the references and consider them carefully before granting permission.

Make sure you investigate if there are any onerous prohibitions in the lease. For example some leases prohibit pets being allowed in in a block in Milford Haven. If you love the flatin Milford Haven but your cat can’t make the move with you then you will be presented with a difficult decision. What restrictions are contained in the Milford Haven Lease? The answer will be helpful as a) areas may cause problems for the block as the common areas may start to deteriorate if services are not paid for b) if the leasehold owners have a dispute with the running of the building you will want to have all the details
My fiance and I have just had an offer agreed on a house and had an appointment on Wednesday with the Post Office for the mortgage. They have informed us that when it comes to choosing a property lawyer that if they are not on their approved panel of solicitors then we will incur an extra fee of about two hundred pounds. This is is due to the fact that they will then have to instruct a solicitor to act on their behalf in addition to the one we appoint for ourselves and we are liable for their costs. I have requested the Post Office to send me with a list so I can obtain estimates only from their approved solicitors but was told they dont have such a list to hand over. Is their an easier way of going about this?
Ask the Post Office what their criteria for joining their panel is for a conveyancer. Then ask the property lawyer of your choice whether they fit that criteria and have they acted on mortgages for the Post Office in the past. If the answer to those is yes, then just double check with the Post Office. Another option is to utilise our search facility and we may be able to identify a property lawyer in Milford Haven on the approved list for the Post Office.
