My financial adviser has asked me for my Kettering law firm’s panel member for the HSBC conveyancing panel. What is the best way to discover this. I have tried my local Kettering branch but they have not responded to me.
Have you tried speaking to your Kettering lawyer about this?. Most Kettering law firms will retain a file or database of lender panel information which would include, if applicable, their conveyancing panel details for each mortgage company.
It is a dozen years since I bought my property in Kettering. Conveyancing solicitors have just been retained on the sale but I can't track down the deeds. Is this a problem?
Don’t worry too much. First the deeds may be kept by your mortgage company or they may be in the possession of the solicitor who handled your purchase. Secondly in all probability the land will be registered at the land registry and you will be able to establish that you are the registered owner by your conveyancing solicitors acquiring up to date copy of the land registers. Nearly all conveyancing in Kettering relates to registered property but in the rare situation where your home is unregistered it adds to the complexity but is resolvable.
I used Stirling Law a few years ago for my conveyancing in Kettering. Now, I need my documents however the law firm is no longer operating. What do I do?
You should call the Solicitors Regulatory Authority (SRA) to assist in tracking down your conveyancing files. They can be contacted on please contact on 0870 606 2555. Alternatively, you should use their online form to make an enquiry. You will need to provide the SRA with as much information as possible to assist their search, including the name and address in Kettering of the conveyancing firm of solicitors you previously used, the name of conveyancing solicitor with whom you had dealings, and the date on which you last had dealings with the firm.
I am buying a new build house in Kettering with the aid of help to buy. The sellers refused to move on the amount so I negotiated £7000 of fixtures and fittings instead. The house builders rep advised me not reveal to my conveyancer about this deal as it could impact my mortgage with the lender. Is this normal?.
All lenders require a Disclosure of Incentives Form from the builder of any new build, converted or renovated property, It is available online from the Lenders’ Handbook page on the CML website. CML form is completed and handed to the lender's surveyor when the inspection is done.
Lenders have different policies on incentives. Some accept none at all, cash or physical, while others will accept cash incentives up to 5%.
Hard to understand why the representative of a builder would be suggesting you withold information from a solicitor when all this will be clearly visible on forms the builder has to supply to its solicitor, the buyer's solicitor and the surveyor.
